Inventory Reports are usually carried out on the day, just before your tenants move in. This report will contain description, condition and cleanliness of all items, fixtures, fittings and appliances within the property. There will also be many photographs taken as supporting evidence to support written content.

Mid-term Inspection Reports can be conducted during the term of the tenancy. The purpose of these reports are to ensure that your Property is being kept clean and tidy and is being maintained by the tenant. It enables us to highlight any areas for concern including issues with cleaning or potential breaches of the tenancy agreement at the earliest opportunity.
Check Out Reports are undertaken at the end of a tenancy. These reports are designed to identify material differences between the state of the Property on check out in comparison to the initial Inventory Report. The report will conclude whether liability for any damaged items/areas falls with the tenant or if the damage is as a result of lack of maintenance or fair wear and tear.
Top Tip: Cleaning is often the cause of common disputes between landlords and tenants. Both parties are always advised to retain all receipts relating to cleaning and repairs carried out before, during and after the tenancy.
